Regulations/Reference Material:

  • Suspended Timber and Suspended Concrete Floors: Ventilate the underfloor space by providing ventilation in two opposing external walls so that the ventilating air will have a free path between opposite sides and to all parts.  Ventilate voids by openings providing not less than 1500mm²/m run of external wall or 500mm²/m² of floor area, whichever gives the greater opening area.  Provide ventilation in internal sleeper walls or similar obstructions to maintain the path of air.
  • The NHBC recommends ventilators for suspended timber floors be spaced at not more than 2m centres and within 450mm of each end of any wall.
  • The Building Regulations state any pipes needed to carry ventilating air should have a diameter of at least 100mm.
  • In Scotland refer to The Building (Scotland) Regulations, Mandatory Standard 3.4.

There is a risk of vertical fire spread from specified attachments to an external wall including balconies, solar panels and solar shading. Solar shading are devices attached to an external wall to reduce heat gain within a building by deflecting sunlight. Fire-fighters may not be able to apply a water jet from a fire-fighting hose directly onto a fire that has spread onto specified attachments high above the ground.
  • Where the building has a storey at a height of more than 11m above the ground, specified attachments should be constructed of products achieving European Classification A1 or A2.

  • Page 14: Note: in most cases, a panel of the tested system wouldn’t contain all the components necessary to function as an external wall (for example, cavity trays, weep holes, etc.). Therefore, any additional components must achieve Class A1or A2-s1, d0.
  • Page 16: Minor components within or passing through an external wall: The aim of the regulation is to remove all combustible components from, or within, an external wall.  The majority of air bricks, weep holes, ventilation ducts, etc. can be produced from materials meeting Class A1 or A2-s1, d0, so products meeting these classifications should be used.
